Request a dated settlement statement

Saudi mortgage early settlement should start with a written statement for the date on which you intend to repay. The outstanding principal, permitted compensation and any qualifying third-party costs need to be identifiable. Adding all remaining monthly instalments is not a reliable way to estimate the settlement amount because those instalments can include future financing cost. A balance shown today also may not represent the amount required on a later completion date.

This guide explains how to review the statement and coordinate repayment with a property sale or other planned exit. It does not calculate an individual legal entitlement or recommend refinancing. Read it alongside the completion budget guide, keeping funds needed for settlement separate from transaction costs and your continuing household reserve.

Check the official framework and your agreement

The SAMA guide for calculating the early payment amount, dated 1 August 2015 and marked in force when reviewed on 29 September 2026, explains early repayment. It permits a contractual restriction period for real estate financing of no more than two years. It also describes compensation limited to the following three months' term cost on the declining balance and qualifying documented, non-refundable third-party payments, subject to its conditions. Ask the provider how these provisions apply to your agreement.

Do not turn the three-month reference into three full instalments. Principal repayment and term cost are different components. Similarly, do not assume every administrative charge is an eligible third-party payment. Request the description, supporting basis and calculation for each item. Where the agreement or explanation remains unclear, obtain advice appropriate to your circumstances rather than treating an example on this page as a ruling on your contract.

Separate each line of the calculation

Ask for the outstanding principal on the selected settlement date and the amortisation schedule used to establish it. Then identify compensation and other costs separately. Confirm how a regular instalment falling near the settlement date is handled. A payment made shortly before settlement could change the figures, so the lender's current statement and receipt records should match before you transfer the final amount.

Imagine an entirely fictional statement showing SAR 600,000 principal, SAR 6,000 compensation and SAR 1,000 qualifying costs. The total would be SAR 607,000 under those assumptions. This arithmetic is not a claim that those compensation amounts are permitted in any particular Saudi mortgage. It shows why line items matter: you need to understand the basis of SAR 6,000 and SAR 1,000, not only confirm that the addition is correct.

Record the statement's expiry or validity conditions. Ask what changes if settlement is delayed and how to obtain a revised figure. Keep a contact route for questions and avoid sending money solely against instructions forwarded by an intermediary. Confirm payment details independently through the lender's established channel. A changed bank reference or unexplained beneficiary should be resolved before payment, even if a sale deadline is approaching.

Coordinate the sale and release process

If early settlement forms part of a sale, identify which steps must occur before ownership transfer and how the lender's interest is released or otherwise handled. Ask the lender and the professionals managing the transaction to explain the sequence applicable to the property. Do not assume that paying the balance instantly produces a complete registration outcome or that the buyer's funds can be used in a particular way without an agreed process.

The registration records guide distinguishes preparation, submission and verified outcome. Apply the same discipline here. A payment receipt establishes that a payment occurred; the relevant release and registration evidence establish what happened to the property rights. Keep both. Check the property reference, parties and dates across the documents so a receipt for another facility cannot accidentally close the wrong item in your file.

For timing, use a simple sequence: current statement requested, explanation reviewed, payment details confirmed, funds available, settlement made, lender outcome received, property records checked. Give each step a responsible person and mark dependencies. The sequence is a coordination tool, not a promise that every lender or transaction follows an identical procedure or completes within a fixed number of days.

Understand whether repayment serves your purpose

Early repayment changes your cash position. Compare the amount leaving your account with the obligations removed and the reserve remaining. If refinancing is involved, add the new facility's costs and conditions rather than describing the old settlement alone as a saving. Compare equivalent periods and be explicit about any longer repayment term in the replacement arrangement. A lower monthly payment can defer cost instead of reducing it.

For a rental property, separate the financing decision from the building's operating performance. Paying off borrowing does not eliminate maintenance, management fees, service charges or vacancy. Use the rental yield guide to keep these costs visible. Preserve enough liquidity to handle the property after settlement instead of using every available riyal to remove the financing balance.

Close the evidence trail

After repayment, retain the final statement, payment receipt, provider confirmation and relevant property documents. Note any regular-payment instruction that needs to be reviewed with the lender, and verify whether a payment collected around settlement is accounted for correctly. Resolve differences in writing. Do not delete earlier statements: label them superseded so the change between the estimated and final amount can still be understood.

A complete settlement file answers three questions: what amount was due on the chosen date, why each component was included, and what outcome followed payment. Those answers make a future sale, account reconciliation or dispute easier to handle. If you only have a total and a screenshot saying paid, the next useful action is to request the missing supporting record, not to assume the transaction is fully closed.
