Compare the complete offer, not one instalment

A useful Saudi mortgage APR comparison starts with two offers for the same property price, financed amount and repayment period. Then compare the annual percentage rate, cash required at completion, payment schedule and exit terms together. A smaller monthly instalment can come from a longer repayment period rather than a cheaper financing offer. The number on the advertisement is a starting point; the personalised written offer is the document that belongs in your purchase decision.

This guide explains a comparison method rather than recommending a lender or quoting current market rates. Availability and eligibility depend on the applicant, lender and property. Start with the completion budget, so the financing comparison includes the money you need before the first regular payment, not only what you expect to pay afterwards.

Put the offers on the same basis

Write the purchase price, proposed contribution and amount financed at the top of a comparison sheet. Use one currency, Saudi riyals, and one date. If one lender finances a smaller amount, its instalment cannot be compared directly with an offer funding more of the purchase. Record the difference as extra cash required from you. Keep any separate furniture loan or other borrowing outside the mortgage column so the total commitment remains visible.

Next, align the repayment periods and payment frequency. A fifteen-year schedule and a twenty-five-year schedule answer different questions about affordability and total repayment. Ask each provider for a comparable term if possible. Where that is unavailable, preserve the difference rather than forcing an artificial comparison. Note whether the offer assumes salary transfer, a particular employment category, insurance arrangements or a promotional period, and ask which terms change if those conditions change.

The SAMA financing price disclosure rules provide the official reference for financing disclosures. Their mortgage comparison fields include APR and whether the rate is fixed or variable. The practical task is to obtain the disclosures applicable to your actual offer, rather than copy a published example into your budget.

Read APR alongside the payment schedule

APR helps compare financing cost on an annual basis, but it is not the amount of cash that leaves your account each month. Keep the APR, monthly payment and total amount payable in separate rows. Ask the provider to explain the costs reflected in its calculation and any amounts payable separately. Do not add an included charge twice or assume that every purchase-related cost is included in APR.

For an illustrative comparison, imagine Offer A requires SAR 4,500 monthly for 240 payments and Offer B requires SAR 4,100 for 300 payments. Multiplying the payments gives SAR 1,080,000 and SAR 1,230,000 respectively. These are invented teaching amounts, not Saudi lender quotations, and the calculation excludes any additional payments. It shows why a lower monthly figure alone cannot establish the cheaper offer. A real comparison must also align the amount financed and understand when the payments can change.

If the first payment differs from later payments, record it separately. Do the same for a final larger payment, deferred period or payment linked to construction progress. A repayment schedule makes these differences easier to see than a headline figure. Follow the purchase contract checklist when coordinating financing conditions with the purchase agreement; do not assume one document automatically changes the other.

Test the conditions that affect affordability

Separate what is certain from what depends on future circumstances. A fixed payment for an initial period is different from a payment fixed for the full term. For a variable arrangement, ask for the reference rate, adjustment timing and contractual calculation method. Ask the lender for a worked explanation of a higher-payment scenario and record the assumptions. Avoid predicting where rates will move: the purpose is to understand your exposure if they do.

Consider an interruption in income as a separate household test. Keep ordinary living costs, existing obligations and recurring property costs visible alongside the financing payment. A lender's approval is an underwriting decision; it does not tell you whether your preferred lifestyle or reserve remains comfortable. For an investment property, compare debt payments with realistic net operating cash, using the rental yield guide as the starting point for operating expenses rather than treating gross rent as money available for the mortgage.

Ask about the exit before accepting the offer

Request an explanation of early settlement, sale while financed and any release process needed for the property. The offer should identify the relevant terms; a verbal statement that you can sell later is not an exit plan. Ask which documents are required, how a settlement statement is obtained and how long its figures remain valid. Do not treat a provisional balance on an app as a final amount due on a chosen settlement date.

Keep the two written offers, schedules and answers together with their issue and expiry dates. Mark unanswered questions rather than silently selecting the most favourable interpretation. A useful final comparison states why the preferred offer fits the purchase: the same financing need, manageable payment exposure, acceptable initial cash requirement and understood exit conditions. If one of these remains unresolved, the next action is a specific question to the provider. Rechecking that answer before signing is more valuable than adding another advertised rate to the shortlist.
