Match Saudi Property Boundaries to the Documents

Before a Saudi property purchase, compare the offer, contract and ownership record for the same asset, area, boundaries and recorded rights.

Before committing to a Saudi property purchase, match the property described in the offer and contract to the property described in the available official ownership record. For a plot, that means checking the identifier, location, area, boundaries and any recorded rights or restrictions. For an apartment, the legal unit and its documented relationship to the building also matter. A familiar address, attractive photograph or approximate map pin is not a substitute for matching documents.

Saudi Arabia's Real Estate General Authority explains that a property registration deed and real estate record can describe a property's identity and subsequent changes. Its registration law specifies the location, boundaries, description and use among deed contents. The exact document available for a transaction depends on the property's registration position. This guide is an evidence workflow, not a legal opinion that every asset has identical papers.

Start with one unambiguous property identity

Ask the seller or authorised representative for the current ownership document and the identifiers needed to locate the asset in the official service. Write the property number, plot or unit identifier, plan reference where applicable, and the document's date or version. Preserve the original file or a verifiable copy rather than transcribing only the headline area. A typed summary can omit a qualifier that changes the meaning.

Compare those identifiers with the proposed purchase contract. If the contract names a different plot, phase, building or unit, stop and ask for a documented explanation. Similar marketing names are common enough to cause confusion, especially when a project has multiple phases. The purchase-contract checklist covers the broader agreement; this guide concentrates on the asset's physical and legal description.

Keep the parties and their authority in a separate column. A person who can show you a home is not automatically the person entitled to sell it. Do not infer authority from a listing page, company logo or business card. Obtain the transaction-specific evidence needed for the parties and any representative, and seek qualified review if the chain is unclear.

Compare the area without mixing measures

Copy the area exactly as the official document states it, with its unit and the property to which it applies. Then copy the advertised area and its stated measurement basis. A plot area, an apartment's internal area and a gross or shared-area figure are not interchangeable. The price-per-square-metre comparison guide explains the analytical consequence of comparing unlike denominators.

If the figures disagree, do not silently choose the larger or more convenient one. Ask whether the difference reflects a revised survey, different property boundary, subdivision, building unit or measurement definition. Request the source document for any proposed correction. Record both figures and the question until resolved. A verbal assurance that “the area is approximately right” does not tell you what will be transferred.

For land, compare the stated boundaries and dimensions with the available plan and official record. A visible fence, wall or driveway may not coincide with a legal boundary. The official real estate map definition describes a surveying base map for registration, including location, boundaries and area. That definition does not authorise a buyer to redraw a disputed boundary from a phone map; a qualified survey or legal clarification may be needed.

Check rights, restrictions and changes

The property's record may contain more than an owner's name and area. REGA describes rights, restrictions, obligations and changes as part of the registry information. Ask for the current record appropriate to the asset and compare it with what the seller says is included. A use restriction, right affecting access or later modification could matter to your intended use. Do not assume that an absence from an advertisement means an absence from the legal record.

Read the dates. A deed issued at one point and a later record of change should not be treated as equally current without checking their relationship. Keep a simple version list: document name, issuing source, property identifier, date and what changed. The property evidence-file guide offers a method for keeping those versions traceable.

The public Registry provides first registration and title services for announced areas. Verify whether your property is in the relevant area and which service applies. A regional announcement does not by itself prove the status of your particular plot. This is especially timely after REGA's 29 September 2026 registration announcement, but the document comparison remains necessary even outside that news event.

Turn discrepancies into clear questions

Create a short discrepancy log before signing. For each mismatch, write the two sources side by side, the exact point of difference, the person asked to resolve it and the document that would settle it. Example: the offer states one area, while the ownership record states another; ask for the approved survey or corrected document and specify which figure the contract will use. Avoid an open-ended note such as “confirm area” that can be marked complete without evidence.

Do the same for a boundary, unit number, parking right or recorded restriction. A site visit can reveal practical issues, but it cannot settle an official-record discrepancy on its own. Conversely, a tidy deed does not prove the home has no condition problems. Use the inspection category for physical checks and keep those findings alongside, rather than inside, the legal description review.

The final step is a dated decision: which documents now agree, what remains unresolved, and whether a competent professional must confirm a point before you proceed. Retain the official links and copies used for that decision. The aim is not to collect the largest possible file; it is to know exactly which property and rights the transaction would convey.
