Buying a Tenanted Saudi Property: Review the Lease First

Review the lease, rent receipts, deposits, condition and management transition before buying a tenanted property in Saudi Arabia.

The lease is part of the purchase evidence

Buying a tenanted property in Saudi Arabia requires reviewing the existing rental arrangement before treating the advertised rent as income you will receive. Establish the current tenant, contract, remaining period, payment schedule and property condition. Then confirm with the appropriate professionals how the sale affects the lease, receipts and responsibilities. A property described as rented is not automatically a verified income stream or an apartment you can occupy immediately.

Start with the purchase contract checklist, adding questions specific to the tenancy. This guide is an evidence method, not legal advice about ending, renewing or transferring an individual lease. Do not assume a sale gives an automatic right to change the tenant's obligations or require vacant possession on your preferred date.

Match the lease to the unit being sold

Obtain the rental contract through an authorised route and match its property reference, parties and dates to the proposed purchase. Check the building and unit identifiers, not only a familiar street name. If an agent supplies a rent summary, request the document supporting it. A summary can help you navigate the file, but the actual contract and relevant records establish what needs to be reviewed.

The Ejar rental services overview, reviewed on 29 September 2026, describes documented rental services and property condition records. Use the current official service and the transaction's own records to verify the arrangement. Ejar's description of a tenant-to-tenant lease transfer should not be mistaken for instructions about a landlord's sale: ask specifically which process applies to the change you are making.

Record the contract's start and end, payment frequency, any renewal wording and the evidence of its current status. Identify annexes or later amendments. Where the copy is incomplete or the parties disagree about an amendment, keep the issue open. The property evidence file guide helps separate the current reviewed version from an earlier file with a similar name.

Separate contracted rent from money received

Create three rows for each payment period: amount due, amount received and any unresolved difference. Ask for supporting receipts or an appropriately redacted ledger. Review whether the seller's advertised annual rent is the current contractual amount, a previous amount or a future expectation. These figures should never be combined into one statement without explanation.

Imagine a fictional lease with SAR 60,000 annual rent, paid in two instalments. If the seller received the first SAR 30,000 before your proposed completion, it does not follow that you will receive another full SAR 60,000 in your first ownership year. The timing and allocation depend on the reviewed agreement and transaction arrangements. This example illustrates a cash-timing question, not a rule about how a Saudi sale must allocate rent.

Ask the reviewer how prepaid rent, arrears and other relevant balances are handled at completion. Identify who will reconcile them and which document records the agreement. Do not deduct a tenant's claimed debt from the purchase price on your own assumption. Keep disputed amounts visible and obtain the appropriate advice before committing to a calculation.

Review deposits and property condition

Establish whether a deposit exists, where it is held and which records describe its treatment. A deposit is not ordinary rental revenue to spend freely. The Ejar service page describes deposit and move-in or move-out functions; confirm which current functions apply to the contract in question. Avoid assuming that an informal deposit arrangement has already followed those functions simply because the lease is described as documented.

Request the available initial condition report and records of repairs, complaints or outstanding work. Arrange inspection through the proper permissions and respect the occupant's privacy. The property viewing checklist can help organise observations, but a tenanted viewing should not become an unauthorised search through the tenant's belongings or a promise that every system has been tested.

Record which fixtures belong to the property and which belong to the tenant. Furniture visible during a viewing may not be included in the sale. Ask about access devices, appliances and alterations that affect the property's condition. A clear inventory is especially useful where the investment analysis assumes a furnished letting after the current lease ends.

Understand management and communication

Ask who currently manages repairs, receives requests and communicates with the tenant. Identify any separate management agreement and whether it continues, ends or needs a new arrangement when the property changes hands. Do not assume the selling agent will keep managing the tenancy after completion. If a service is required, review its scope, fees, authority and reporting separately.

Discuss the appropriate tenant communication and payment instructions with the parties handling the transfer. Changed instructions need a verified process so neither the tenant nor the new owner is left relying on an unconfirmed message. Keep the agreed effective date and responsibility for notifying the tenant in the transaction record. These details support continuity; they do not replace any legal or platform procedure that applies.

Decide using an ownership-period forecast

Build a cash forecast from the expected completion date, using the verified remaining lease payments and owner expenses. Separate known contractual amounts from assumptions after expiry. The rental yield guide provides the wider operating-cost framework. Do not assume immediate rent increases or full occupancy after the current tenant leaves.

Before proceeding, you should be able to explain the lease's identity and status, the receipts still expected, deposit handling, condition issues and the management transition. If any item depends on an unresolved legal interpretation, state it explicitly. The value of a tenanted purchase comes from an understood arrangement, not from an income label on a listing card.
