Compare Saudi Rental Offers by Effective Rent

Compare Saudi rental offers after documented concessions and owner costs without confusing annual totals with the timing of cash receipts.

An advertised annual rent can make two Saudi rental properties look equivalent even when their effective income differs. One may include a negotiated rent-free period, an owner-paid furnishing allowance or a payment schedule that pushes cash receipts into a later month. An investor should compare the actual written lease terms and owner costs over the same period, then keep cash timing separate from the economic total. This is an analytical method, not a reported market rate or a prediction of what a particular tenant will accept.

The distinction matters because “rent” can mean an asking figure, a contracted amount, a total across a lease term or cash already received. The Real Estate General Authority describes Ejar as the platform for documenting rental relationships; the contract and its actual payment terms remain the relevant transaction evidence. Do not infer a concession or a tenant entitlement from a marketing phrase. Confirm the applicable law and documented agreement for the property under consideration.

Name the number before comparing it

Start a comparison table with the quoted rent, lease start and end dates, number and timing of payments, and every separately priced item. Record whether a quoted amount includes parking, furniture, utilities, management or another service. If the advertisement does not say, mark the field unknown. A clean figure built from missing assumptions is less useful than a visibly incomplete one.

Next distinguish the owner's costs from a discount to the tenant. A landlord-paid improvement or furnishing item is an expense; it may influence effective return without changing the nominal rent in a lease. A rent-free period directly reduces the rent due for that period if it is actually agreed. A refundable deposit is a liability to account for separately, not rental income. Agency and management charges may also sit outside the tenant's rent.

For each item, save the exact document and date behind it. A draft offer, executed lease, invoice and bank receipt answer different questions. This discipline is especially important when comparing an existing tenanted home with a vacant home whose rent remains a proposal. The guide to buying a tenanted property covers the separate work of identifying the existing agreement.

Calculate an illustrative effective amount

Consider a purely fictional 12-month agreement with a stated annual rent of SAR 120,000 and a documented concession equal to one month's rent. If the contractual monthly equivalent is SAR 10,000, the illustration produces SAR 110,000 of rent due over those twelve months, or about SAR 9,167 per month when spread evenly for comparison. The latter is an analytical average, not the date or size of an actual payment. It is not a Saudi market benchmark.

Now imagine that the owner also pays SAR 12,000 for furnishings under a separate, documented arrangement. Subtracting that expense gives SAR 98,000 before other operating costs. It would be misleading to call SAR 98,000 the “contract rent”; it is a simple owner-side contribution after the stated items. Real contracts may allocate costs differently, and the treatment of any concession or expense should be checked in the actual documents.

Run the same arithmetic over the same time horizon for each property. A six-month offer should not be compared with a 12-month figure without stating the period. Include any renewal assumption separately rather than silently extending a short agreement at the same terms. When a cost is one-off, show it as a one-off item rather than pretending it recurs every month.

Keep cash timing on a second line

Effective rent answers “how much is due over this defined period after the stated concession?” It does not answer “when does the owner have cash to pay bills?” A semiannual or quarterly schedule can produce the same annual total as monthly payments with a very different cash balance between receipts. The rental payment timing guide addresses that separate calendar.

Build a month-by-month schedule that shows expected rent due, received payments, property charges and finance obligations where applicable. Do not treat money due as money received. Label an overdue payment separately from a vacant period, since their evidence and possible resolution differ. Also avoid counting an annual concession twice: once in a reduced rent total and again as a standalone expense.

If you use Ejar documentation, check the current platform rules and the executed contract for this tenancy. The official Ejar contract form illustrates fields for total rent and a payment schedule, but an old form is context, not proof of today's terms. Use the live transaction record, not a blank template, to populate your model.

Compare the decision, not the headline

An effective-rent adjustment may reverse which advertised offer looks stronger, but it is only one part of an investment decision. Repairs, service charges, vacancy, financing and eventual sale costs can be larger than a short introductory concession. Use the rental-yield guide for the broader return method, while keeping the rent calculation transparent.

Write a one-page assumptions note for each property: what is contracted, what is merely proposed, what is already paid and what is still unknown. Recalculate when the final lease changes. If a concession has not been written into the transaction documents, keep it out of the base case and show it only as a separate scenario. The practical next step is to obtain the relevant lease and cost evidence before ranking offers. The arithmetic can organise a decision, but it cannot supply a missing agreement.
