Saudi Rental Comparables: Build a Defensible Evidence Set

Build a Saudi rental comparison set that separates asking rents, documented agreements, unit differences and uncertain income assumptions.

Start with the unit you need to compare

A Saudi rental comparable analysis should answer a narrow question: what evidence supports the proposed rent for this particular unit and lease model? Define the location, property type, size, condition, furnishing and period before collecting numbers. A national rental range or a premium apartment in a different neighbourhood may provide context, but neither establishes the achievable rent for your own property.

This guide develops an original evidence method rather than quoting current city rental levels. Use the rental yield guide after the rent assumption is tested. A detailed yield calculation does not become reliable simply because the spreadsheet is precise; its income input still needs an appropriate comparison set.

Separate asking rents from documented agreements

Label each source. An advertisement records what was being asked at a particular time, while a documented rental agreement provides evidence of a contracted arrangement within its scope. A property manager's estimate is a professional opinion with assumptions. Do not average these different types into one figure and describe the result as completed market rents.

The Ejar rental services page describes the rental index's price ranges and documented-contract information. Check the actual interface, filters and period when using it. If the available geography or property description is broad, preserve that limitation. Do not narrow the meaning of the source's data to your building merely because you want a building-level answer.

Save the source address, observation date and relevant filters. For advertisements, note whether the same unit appears through several agents or platforms. Multiple listings of one home are one underlying example, not several independent observations. If the identity cannot be established, record the uncertainty instead of counting each appearance as separate evidence of strong demand.

Define comparable characteristics before selecting results

Use characteristics that matter to the proposed tenant: usable size, bedroom arrangement, building access, parking, condition and furnishing, as applicable. Compare similar lease duration and service inclusions. A rent including utilities or a substantial furniture package should not be treated as equivalent to a basic unfurnished offer without explaining the difference.

The property viewing checklist helps clarify the subject unit's actual characteristics. Do not compare against a staged photograph while assuming your own apartment has the same inclusions. If a comparable's area basis is unclear, note it. Different descriptions of size can create an apparent price-per-square-metre difference that comes from measurement rather than market value.

Choose a reasonable geographic scope and explain it. A nearby property separated by a difficult road crossing may serve a different commute from one slightly further away with direct access. For Riyadh, the metro access analysis shows how to test the entire journey. Location is a practical relationship, not just a circle on a map.

Keep a small, inspectable evidence table

For each example, record reference, date, source type, location, unit characteristics, rent basis, included services and important differences. Add a reason for including it. This is more useful than copying twenty prices with no explanation of what the properties are. Avoid collecting personal tenant information that is unnecessary for the market question.

For a fictional illustration, one advertisement might ask SAR 70,000 annually for a furnished apartment, another SAR 60,000 for an unfurnished unit, and a documented comparison might reflect a different lease period. Those invented figures cannot be averaged into a confirmed SAR 65,000 market rent without addressing the differences. The task is to explain comparability before calculating a central figure.

Where evidence conflicts, identify the reason if it can be supported: different period, condition, inclusions or source type. Do not remove an inconvenient lower example solely because it weakens the investment case. Equally, an unsuitable low-priced example should not dominate simply because it is cheap. Use transparent inclusion criteria in both directions.

Build a range and identify its weak points

A supported range can communicate uncertainty better than a precise single figure. Explain which examples support the lower and upper assumptions and which differences remain unresolved. If you make an adjustment for furnishing, condition or access, show its basis. Do not invent a standard percentage premium where no evidence supports one.

Use a conservative scenario to test the purchase, but label it as a scenario rather than a market forecast. The vacancy reserve stress test addresses another uncertainty: timing and interruptions. Rent level and vacancy should be examined separately so one assumption does not hide the other's effect.

If the available sample is thin, ask what evidence would improve it. A current local quotation, clearer property identity or a more relevant documented range may be more valuable than additional broad searches. Sometimes the honest result is that the proposed rent remains insufficiently supported. That is useful information before you commit to a price based on it.

Review the evidence when the proposal changes

Revisit the comparison set if the unit, furnishing package, lease model or research period changes. Keep earlier versions so the reason for a revised rent assumption can be understood. Do not silently replace a cautious range with a higher figure after the purchase budget becomes difficult.

A defensible rental comparable analysis makes the source type, similarities, differences and uncertainty visible. It does not promise that the next tenant will pay a particular amount. Its value is giving you and your reviewer a clear reason for the income assumption, and a specific question to investigate where that reason is still weak.
